Developers are one step closer to breaking ground on a new eight-story office building in the Little Italy section of Manhattan following a positive review of an Environmental Assessment Statement by the New York City Department of City Planning. Located at 23-35 Cleveland Place, the structure will reportedly support a sanctuary and breeding ground for monarch butterflies on the roof of the building.

At this time, the developer of the project is listed as Kenmare Square LLC.

The project will next require permits to demolish two existing buildings at 23 and 25 Cleveland Place, as well as an expansion of the Little Italy Special District before the lots can be formally merged. It could possibly need approvals from the Landmarks Preservation Commission.

In its existing condition, the first property at 23 Cleveland place stands three stories tall and contains 1,400 square feet of ground-floor retail, two full-floor residential properties measuring 1,070 square feet, and a 1,400-square-foot cellar used for storage and mechanical space. The property at 25 Cleveland Place is a four-story mixed-use building. Commercial components include a 1,200-square-foot restaurant on the ground floor, three floors of residential area spanning 3,240 square feet, and an additional 1,200 square feet of shared cellar area.

Preliminary renderings of the proposed building are illusive and offer no tangible imagery of the structure’s design. The architect of record and project schedule have also not been released.

    Cheap, bland, unimaginative… But with a place to hide.

    Yet another example of an “architect” cheating by wedging a featureless building between buildings of note and/or character. Definitely cuts down on the building cost, and offers bottom-of-the-barrel maintenance costs, but really – Would you want to put your name on this ???

    • What you’re looking at is simply a “preliminary rendering” which is simply to show the massing of the structure = “featureless”. There’s really no design “to put your name on”.
