30 East 31st Street’s Signature Lattice Cladding Gets Closer to Completion in NoMad

Façade work is getting closer to completion at 30 East 31st Street, a 39-story, 479-foot-tall residential tower in NoMad. Designed by Morris Adjmi Architects and developed by Ekstein Development and Pinnacle Real Estate, the slender structure will yield 70,000 square feet and 42 units marketed by Reuveni Real Estate. Residences will average 1,700 square feet apiece with prices ranging from $1.65 million to upwards of $12 million.

Recent photos show the state of progress at the site, which is located between Park Avenue South and Madison Avenue. The building’s signature design element, the lattice work of external columns at the top floors, is nearly finished.

The majority of the interlacing diamond-shaped metal panels are approaching the flat roof parapet on the main northern elevation and both the eastern and western sides. These decorative elements sit in front of the relatively blank concrete walls and emulate the actual structural design, making 30 East 31st Street stand out on the NoMad skyline.

The curved triangular arches on the first setback above the main entrance on East 31st Street are completely installed and enclosed in their white paneling. This brings the intricate crown motif closer to street level and creates a more coherent design.

The basement will have private storage, bicycle storage, and a laundry room for residents. The ground floor is going to include a residential banquet hall that acts as residential lounge sitting adjacent to a viewing garden, a private catering kitchen and dining room. A fitness center is planned to sit on the second level with an attached terrace and garden.

Working from the top down is a penthouse that comes with three bedrooms and three and a half bathrooms that will sit on the final two levels. Full-floor two-bedroom units are found directly below and go all the way towards the ninth floor. Floors eight through two feature a pair of one-bedroom units per floor.

YIMBY expects 30 East 31st Street to be completed sometime in the first half of 2021.

  2. I kind of like 30 East 31st Street. The nice lattice pattern is really eye catching to me. I also like how the concrete wall uses this pattern too. I believe other NYC architects should take note of this building, especially with the concrete wall idea.

  3. My first thought was where have I seen those “columned arches” before? ?

    Went online… design is very similar to the old WTC entrance!

    Seeing it still being put together isn’t fair. It actually looks quite nice and fits in well with a historic neighborhood at the street level. It will age very well.
