SOM’s 28 & 7 Tops Out at 322-326 Seventh Avenue in Chelsea

Construction has topped out on 28 & 7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed in collaboration by Klövern AB of Sweden and GDSNY of New York, the building will yield 105,000 square feet of leasable area.

The interiors are designed to offer tenants maximum flexibility to suit their unique requirements. This includes mostly column-free work spaces with floor spans up to 40 feet and a 12th-floor penthouse surrounded by a panoramic garden terrace. Occupants will also have access to ground-floor bike storage, showers, and changing stations for active commuters.

The curtain wall is comprised of black glazed terracotta with smooth, sculptural contours. Selected building materials, especially regarding the façade, were chosen to achieve the utmost energy efficiency. This includes a triple-glazed window system with low-emissivity glass that minimizes the amount of infrared and ultraviolet light shining into the structure. In practice, this type of glass helps mitigate heat gain within a building.

As a testament to the building robust energy performance, the structure is expected to achieve LEED Silver and WELL certification when complete.

“28 & 7 is precisely the building we need in this moment in New York City,” said CBRE vice chairman Paul Amrich, whose firm is the lead leasing agent for the property. “It speaks to everything we want our city to be in the future and makes me so excited about the future of New York.”

With the help of general contractor Triton Construction, the development is currently ahead of schedule. Full completion is expected by the close of 2021.
