Construction Begins on Mixed-Use Development at 24-1/2 Van Houten Street in Paterson, New Jersey

Developer Blue Onyx Companies recently celebrated the commencement of construction at 24-1/2 Van Houten Street in Paterson, New Jersey. The project will debut as “24+Half” and will comprise a mix of residential area and associated amenities, office space, retail area, and outdoor public space.

The five-year master plan calls for a transformation of the property into a “work/live/play environment and community hub.” To accomplish this goal, Blue Onyx commissioned HWKN Architecture to reimagine and repurpose seven existing mills and warehouses on the two-acre property.

A portion of the existing structures will be redeveloped to support co-working spaces and start-up maker suites designed with the modern business owner in mind. New construction will include a mix of residential spaces including co-living units with a range of configurations. Residential amenity spaces will include a fitness center, a food hall, a community theater and event space, public gathering spaces, and accommodations for private and corporate events.

The masterplan also calls for a distillery/beer garden in one of the existing buildings.

“As soon as we saw this property, we saw its potential as a vibrant mixed-use community,” said Blue Onyx Companies’ CEO Levi Kelman. “We’re excited about creating a catalyst for renewal within this historic neighborhood in a way that celebrates Paterson’s entrepreneurial past while looking forward to a sustainable future.”

As part of phase one, Blue Onyx has created “Paterson Beach,” a 12,230-square-foot beach environment complete with sand, furniture, food trucks, and activities.

To further enhance available public space along the Passaic River, the project team will also introduce a new “Riverwalk” linking 24+Half to both the surrounding community and the nearby waterfront.

“I believe 24-1/2 Van Houten is a strategic site for unbridled potential,” said mayor Andre Sayegh. “The 24+Half project will help us to move forward with the progression of Paterson, improving quality of life for residents, as we continue to develop and revitalize the area around the Great Falls National Park.”

  1. This is wonderful. I love old brink factories and have passed this site on I-80 for years fearing they might just remove the former mills.
