185 Broadway Approaches Topping Out in the Financial District

Construction is progressing very quickly at 185 Broadway, a 31-story mixed-use tower in the Financial District. Designed by FXCollaborative and developed by SL Green, the structure will stand 404 feet tall and yield 260,000 square feet. The site is located next to the western entrance of the Fulton Street station and one block east of the 16-acre World Trade Center complex.

Recent photos show how much the L-shaped reinforced concrete superstructure has risen since our last visit in early July, when construction stood roughly a dozen stories high. Now the safety cocoon and wooden formwork are approaching the upper levels and closing in on the building’s final architectural height.

Installation has also begun on the window frames and glass panels for the fenestration, particularly on the eastern elevation facing Broadway. The concrete floor slabs and perimeter columns are being painted with a dark brown color before the final enclosure is attached. The main rendering depicts this section of the exterior clad in what appears to be a dark masonry assembly. The rest of the structure will be covered with floor-to-ceiling glass and linear strips of metal paneling.

185 Broadway’s upper section is actually slightly angled away from Broadway, visible just above the eastern setback.

The southern wall is mostly blank but still incorporates a few strings of windows on opposite ends. The egress and elevator cores are located against this side of the property.

Based on the pace of construction over the last few months, it’s possible for the structure to top out in a matter of weeks.

SL Green is aiming to obtain a Temporary Certificate of Occupancy for 185 Broadway by March 2021.

  1. 185 Broadway looks great, it fits in well with the World Trade Center.

  2. Agreed. And built with popular in NYC for building under 500 feet tall category method of construction without visible tower crane. Many buildings built like this, especially hotels.
