Wilder Balter Partners and L+M Development have revealed new renderings of a mixed-use residential project located at 25 Maple Avenue in the heart of New Rochelle’s downtown district. Designed by architects Beyer Blinder Belle, the seven-story building will eventually comprise a mix of rental apartments, ground-floor retail, and associated parking.

As part of the development, the project team has also committed to the expansion of Anderson Plaza, an adjacent public plaza that currently sits in disrepair. City officials envision the plaza as a vibrant retail corridor with flexibility to be activated as an outdoor festival and event space.

When complete, the primary building will contain 184 apartments positioned above 1,500 square feet of ground-floor retail area. A sub-grade parking lot will be reserved for future occupants as well as guests and employees of the City of New Rochelle.

Compared to older renderings of the building, the most recent illustrations reveal a simplified façade comprised of gray brick that transitions into darker-hued gray metal paneling. The retail component at the ground floor is enclosed in floor-to-ceiling glass, while the roof supports light landscaping and what appears to be communal recreational space.

In addition to private investment secured by Wilder Balter Partners and L+M Development, construction will be funded in part through a $500,000 grant provided by Empire State Development’s Regional Economic Development Council, a deal facilitated by M&T Bank. The project also benefits from a property tax abatement and other incentives granted by the New Rochelle Industrial Development Agency.
