Permits have been filed for a 13-story mixed-use building at 1165 Madison Avenue on Manhattan’s Upper East Side. Located at the intersection of East 86th Street and Madison Avenue, the corner lot is two blocks west of the 86th Street subway station, serviced by the 4, 5, and 6 trains. Naftali Group is listed as the owner behind the applications.

The proposed 210-foot-tall development will yield 67,680 square feet, with 58,919 square feet designated for residential space and 3,749 square feet for commercial space. The building will have 12 residences, most likely condos based on the average unit scope of 4,909 square feet. The concrete-based structure will also have a cellar and sub-cellar.

James Davidson of SLCE Architects is listed as the architect of record.

Demolition permits were filed in early 2020. An estimated completion date has not been announced.

    Yes, during this Convod 19 pandemic and housing crisis, it seems like the only proper thing to build for those needing a part time residence or investment!

    Now the smart ones will acquire at least 2 condos, create almost 10,000 sq. ft,, then flip it! $$$

    See that’s how the rich get richer, take advantage wherever possible, and move on.

  3. Does anyone care about the unusual facade details of the doomed two story property? This would appear to be an opportunity to, at least, preserve a defining and highly conspicuous older neighborhood building. Another show-off condo for wealthy foreign nationals, designed to dominate and impress, is of no value to the community at this time.

      • You haven’t seen the drawings for the upcoming project. It will be absolutely beautiful. The Architect is one of the best in the world. It will be an awesome new building !!!

  4. Hopefully this is also by Pennoyer, like their other building going up a few blocks south. We need more work from him.
