Permits have been filed for a six-story mixed-use building at 30-85 31st Street in Astoria, Queens. Located between 30th Drive and 31st Avenue, the interior lot is one block from the 30th Avenue subway station, serviced by the N and W trains. Bo Lin under the 3085 31st Street Property LLC is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 20,919 square feet, with 11,954 square feet designated for residential space, 1,607 square feet for commercial space, and 1,317 square feet for community facility space. The building will have 17 residences, most likely rentals based on the average unit scope of 703 square feet. The concrete-based structure will also have a cellar, a 25-foot-long rear yard, and nine enclosed parking spaces.

Gerald J. Caliendo Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
