Local developers have submitted detailed plans to the Department of City Planning for the construction of a nine-story mixed-use building in Flatbush, Brooklyn. The proposed site is located at 1620 Cortelyou Road and currently supports a mix of commercial businesses including a Key Foods supermarket, a laundromat, a take-out restaurant, and a small deli.

While the documents do not confirm the design architect for the project, the applicant credited to the development is Tony Doleh, representative for 1600/20 Realty Corp.

If approved, the building would comprise 82,962 square feet. Plans include 9,560 square feet of ground-floor commercial area split between a new grocery store and a small retail component. The cellar level of the structure includes parking accommodations for 44 vehicles with an entryway on 16th street.

The residential component will occupy the second through ninth floors, spanning approximately 73,402 square feet. This includes a mix of seven studios, 52 single-bedroom units, and 26 two-bedroom units. Out of the 85 total apartments, 25 percent will be designated affordable homes for households earning 40 to 60 percent of the area’s median income.

At this time, the Department of City Planning’s Environmental Assessment and Review Division has determined that the project would not result in potentially significant adverse environmental impacts. Pending approvals from the Department of Buildings, the development is expected to be completed by 2022.

  1. Key Food is a low-end dump of a supermarket. That neighborhood can support a more high-end supermarket.

    • get lost, people depend on that supermarket to feed their families and it would be nice not to overpay for produce

      • Key Food supermarkets are poorly run, poorly stocked with low-quality meats, fruits and vegetables. The mangers and employees are generally surly. What that neighborhood needs are modern clean supermarkets like Shoprite and Stop-N-Shop.

    Hey nyc101, the neighborhood has a more high-end supper market, the Flatbush coop. only a block or so away!

  3. This is next to the Q stop—exactly the kind of infill that the city needs.

    • More people to crown onto the narrow Newkirk Avenue platforms. The developer at least was smart enough to include 44 parking spaces.

Iam so excited for the up grades being done in red hook i was bron an raised there in Brooklyn i lived at 35 dwigth st so many memories more good then bad when i left it was at its worst how ever i go back every chance i get cause thats home no matter what some of my life is in those streets keep up the good work we the people love it
