Construction Wraps on Hudson Commons at 441 Ninth Avenue in Midtown West

Work is now complete on Hudson Commons, a mixed-use commercial office at 441 Ninth Avenue in Midtown West. Located between 34th Street and 35th Street, the project involved the construction of a 17-story addition above an existing eight-story, 58-year-old structure. Kohn Pedersen Fox is the designer and Cove Property and Baupost Group are the developers of the 700,000-square-foot building.

Photos from Edge at Hudson Yards show the full-block structure externally finished. Several stacked balconies can be seen on the western elevation. The concrete northern wall serves as the core of the building, holding the elevator shafts and egress staircases. The project is capped with a clean, flat roof parapet with the water towers and mechanical ventilation equipment hidden from sight.

The only aspect of the building awaiting completion is the furniture and landscaping on its multiple outdoor terraces, as depicted in the below rendering.

Hudson Commons’ combination of contrasting architectural styles makes for an interesting overall appearance. The two sections differ in their use of materials, color, and scale, but designers were able to unite them harmoniously.

The ground floor will contain space for multiple retailers, and offices will occupy the remainder of the floors above. The upper stories’ high ceilings and floor-to-ceiling windows will allow for ample natural light and provide future tenants with views of the nearby Manhattan West complex and Hudson Yards.

The nearest transit hub is 34th Street-Pennsylvania Station, serving the A, C, E, and New Jersey Transit and Amtrak trains. The 7 train is also nearby to the west at Hudson Yards.
