Excavation is well underway at 2750-2754 Frederick Douglass Boulevard in Harlem, where Haussmann Development will eventually launch a pair of new buildings. Designed by Nicholas Kazalas of NDKazalas Architecture, the structures will function more like two connected wings and contain a mix of rental apartments, commercial tenants, and community facilities.

Josef Goodman under the FDB 13 LLC is listed as the owner behind the applications.

The first building at 2750 Frederick Douglass Boulevard will contain 16,731 square feet and top out at six stories. Within, the structure will support 14 apartments spanning 9,722 square feet. Commercial space will measure 1,751 square feet with community facilities occupying the remaining 809 square feet.

The second building, located at 2754 Frederick Douglass Boulevard, will rise eight stories and comprise 15,548 square feet. The residential component will occupy 9,834 square feet, divided among 13 units. The structure will also contain 1,609 square feet of commercial space and 138 square feet of community facilities.

Both buildings feature a gray brick façade, private outdoor space for premium units, and a communal roof deck.

While the project will not include a parking structure, the property is located in the middle of a well-connected transportation zone with access to A, B, C, D, and number 3 subway trains in addition to multiple public bus routes.

    While the project will not include a parking structure- if so what about the vehicles of those who will live in the property?? Using train and bus is good but what if someone already owned a car??
