A local developer has filed zoning amendments to construct a new low-rise condominium building in the center of Williamsburg, Brooklyn. The existing lot at 276 Bedford Avenue is currently vacant and measures approximately 2,700 square feet. The proposed building would top out at three stories or about 50 feet above ground and would include 4,095 square feet of ground-floor retail and two levels of residential area above. The residential component would occupy 4,424 square feet and include two separate units and private roof space above a portion of the first floor.

Total square footage for each residence should measure around 2,212 square feet. No parking structure would be included as part of the new construction.

The zoning proposals are included within an Environmental Assessment Statement completed in collaboration by BFJ Planning. It is the opinion of the environmental consultants that the development would have no adverse impacts on the surrounding area. The rezoning is also not anticipated to spur any new construction in the immediate area.

If approved, occupancy is anticipated by the end of 2021.

  1. Wow. They are building 4095 sf of ground floor retail on a 2700 sf lot. Truly an impressive feat!

  2. Could have made a very pleasant green space out of that lot. Now it will be just another bug box.

  3. Yea another expensive building and high rent for whites only. Please dont insult us anymore. What happens to hispanics and blacks that cant afford the rent. Im sick and tired of this crap.things dont change.

    It should be a 100 stories give the demand. Zoning is so idiotic.
