Work Underway on SOM’s 28 & 7 at 322-326 Seventh Avenue in Chelsea

Excavation and piling work is starting up for 322-326 Seventh Avenue, aka “28 & 7“, a 12-story class A office building designed by Skidmore Owings & Merrill. An excavator is positioned on the northern corner of the Chelsea property along with a pile of stacked hollow metal pilings. Klövern and GDS Development are the developers of the project, while Triton Construction is building the structure.

The building’s glass-dominated envelope with glazed black terracotta curtain will stand in stark contrast to the Brutalist design of the Fashion of Institute of Technology’s Fred P. Pomerantz Art & Design Center, which sits directly across 28th Street to the south.

Inside will be 105,000 square feet of leasable column-free office space. The distance between the walls and core is up to 40 feet. A 12th floor penthouse with a panoramic garden terrace will cap the edifice. Amenities for the address include ground-floor bicycle storage, executive-style bathrooms on all floors, showers, and a changing room. Skidmore Owings & Merrill and the two developers are aiming for LEED certification.

The site is right next to the 28th Street station with access to the 1 train, while the 2, 3, A, C, E, NJ Transit, and Amtrak trains are all at Pennsylvania Station just up the street to the north. The R and W trains are to the east at 28th Street and Broadway, just south of the B, D, F, M, N , Q and PATH trains at 34th Street-Herald Square.

28 & 7 is slated to be finished in the fourth quarter of 2021.

  2. Would have been even better if it had another 6 floors or so that wedding caked up.

  3. As an avid reader to this blog, and someone who “finally” visited NYC 2 years ago,that loves architecture… I’m curious about when new buildings are built next to older ones, what happens to their windows and AC units? Do they get sealed up or do they stare at concrete walls? Also what about a secondary exit in case of fire? I guess the newer buildings create “windowless chambers” for their neighbors?
