Tishman Speyer to Develop 630,000-Square-Foot Office Space Atop the Morgan North Postal Facility in West Chelsea

Tishman Speyer and the United States Post Office have concluded negotiations to redevelop the upper floors of a historic postal facility into a dynamic office complex above West Chelsea. Known as the Morgan North Postal Facility, the building was originally completed in 1933 and encompasses an entire city block from Ninth to Tenth Avenue and 29th to 30th Streets.

Scope of work includes a renovation of the structure’s fifth through tenth floors in addition to the creation of more than 5,000 square feet of ground floor retail along Ninth Avenue. Office tenants will access the building via three dedicated lobbies and elevator banks, located on Ninth Avenue, 30th Street, and Tenth Avenue.

Within, the fifth and sixth floors of the development will feature floor plates of more than 200,000 square feet each, one of just a handful of structures in Manhattan offering individual floors of that scale. The seventh level of the building will span 78,000 square feet opening out onto a sprawling 2.5-acre roof deck. As the largest roof deck in Manhattan, the area resembles a landscaped private park and will supports a variety of outdoor programming. Future tenants will also have access to an eighth floor terrace and a rooftop amenity space.

The final upper three floors will have floor plates of approximately 48,000 square feet.

“With its West Chelsea location on the High Line and just steps from the Meatpacking District, Morgan North resides at the crossroads of Manhattan’s most vibrant and dynamic neighborhoods,” said Tishman Speyer president and CEO Rob Speyer. “Just as importantly, this authentic New York City building, with its limestone and brick façade, high ceilings, massive open floors, and countless outdoor amenity options, is ideally suited for today’s creative, tech-oriented workforce.”

CBRE represented USPS in negotiations with Tishman Speyer, who expects to begin construction late 2020. Completion is anticipated by mid-2022.

The USPS will continue to operate on the bottom four floors of the building, which is connected by bridge to the Postal Service’s Morgan South facility across 29th Street. At 2.2 million total square feet, the entire complex is one of the largest mail-processing facilities in the nation.

    As pretty as this expensive rooftop garden is, office workers don’t leave their desks to go to a “park” or their managers would notice. There is already grass planted on this roof, a garden will require much more upkeep and chemicals. Solar panels would be a much better option for our environment.

      a far more relevant question is when the city intends to repave the avenues and streets around this area – it’s a total disaster now but presumably they want to wait until the construction vehicles are done tearing up the existing roadways before repaving.

    • I don’t get the endless negativity found in this sites comments sections. Even a park can spark negativity. People here make absurd assumptions about absolutely everything.

  3. Does this development mean Madison Square garden won’t be moving to this location?

  4. I wonder if the postal workers will have access to the roof top and all the other Amenities? Or will we be treated like the lower class and have to stay in the steerage section?
