Permits have been filed for a four-story mixed-use building at 604 East 40th Street in East Flatbush, Brooklyn. Located between Avenue D and Foster Avenue, the lot is near the Newkirk Avenue subway station, serviced by the 2 and 5 trains. RiseBoro Community Partnership is listed as the owner behind the applications.

The proposed 58-foot-tall development will yield 39,030 square feet, with 30,882 square feet designated for residential space and 590 square feet for community facility space. The building will have 58 residences, most likely rentals based on the average unit scope of 532 square feet. The masonry-based structure will also have a cellar and a 30-foot-long rear yard.
