Permits have been filed for an 11-story apartment building at 270 East 203 Street in Bedford Park, The Bronx. Located between Valentine Avenue and Briggs Avenue, the lot is near the Bedford Park Boulevard subway station, serviced by the 4 train. Peter Fine under the Bolivar Ventures II, LLC is listed as the owner behind the applications.

The proposed 115-foot-tall development will yield 140,034 square feet, with 119,625 square feet designated for residential space. The building will have 160 residences, most likely rentals based on the average unit scope of 747 square feet. The steel-based structure will also have a cellar and a 38-foot-long rear yard.

Ariel Aufgang of Aufgang Architects is listed as the architect of record.

Demolition permits were filed in April of this year. An estimated completion date has not been announced.

  1. Let’s say that this is the right development for the 11-story building, or it can be said to be nothing damaged. But it is best to talk for reasons, why the plan needs to be planned. Questions and answered. (Thank you)

  3. So just jam an 11 story building into a tight space. The building currently standing is fairly recently built (1990’s??). WHY?? There are so many other spaces in The Bronx that can use new larger building (Mott Haven, Melrose, WoodStock). All these ugly building going up I hope there are actual tenants living in them.

    • These large buildings going up all over the Bronx fill up quickly. It makes sense to max out density in areas close to subway stations. And those mentioned neighborhoods are receiving larger buildings as well. And I would argue most of the buildings being constructed now look much better than the 90s era infill as shown above.

  4. Why they building a commercial apartment on residence? Why city approves it?

  5. So many new building going up in bedford park which is already overpopulated. Parking is an utter disaster in this area. They should’ve made affordable parking lots in these abandoned lots. These new buildings better have parking garages.
