Developers Reveal a Two-Building Mixed-Use Development at 22-60 46th Street in Astoria, Queens

Mega Realty Holding and the Pancyprian Association are working in partnership to develop a new mixed-use property at 22-60 46th Street in the Ditmars-Steinway section of Astoria, Queens. Pending approvals from the city’s Department of Buildings, the development would yield 173,000 square feet of affordable and market-rate rentals, retail, and a small performance venue for the Cyprian and Hellenic communities.

The development is comprised of a pair of eight-story buildings that rise from a shared, one-story podium. Retail area with frontage along 45th Street would occupy just over 10,000 square feet of the property’s cellar and ground floors. The community theater, located at the opposite end of the site with frontage along 46th street, will comprise approximately 8,700 square feet. The theater will also span a portion of both the ground and cellar levels and will eventually support 250 seats, a flexible performance area, and administrative offices.

Residential area is the development’s primary component, measuring over 122,000 square feet. This includes 95 market-rate rentals and 41 permanently affordable units for a total of 136 apartments. Approximately 26,000 square feet of common outdoor recreational space would be provided between the roof of the podium, terraces on the fourth and sixth floors, and on the roof of each structure.

Renderings of the development reveal a plain, red brick façade with a grid of large, square windows. The eastern building features a sole setback at the sixth floor, while the western building incorporates setbacks at both the fourth and sixth stories. The ground level and uppermost portions of both buildings feature dark gray accenting.

Future occupants will also have access to a 32,000-square-foot, 105-vehicle attended parking lot spanning the basement levels beneath the building.

If approved, the single-phase development is expected to debut by 2023.
