JMH Development and Mettle Property Group recently celebrated the commencement of construction at 36-20 Steinway Street in Astoria, Queens. Located on the northeast corner of Northern Boulevard and Steinway Street, the 158,000-square-foot building will eventually contain a mix of rental apartments and ground-floor retail.

The development was announced in 2018 as a Gene Kaufman-designed, dual-brand hotel property that was expected to include 289 short-stay guest rooms positioned above 18,000 square feet of ground-floor retail space. The new development is instead designed by SLCE, a New York City-based architecture firm with a number of ongoing projects in the five boroughs. With a new design team at the helm, the building now features a more elegant masonry exterior than that of previous iterations.

The project maintains the same amount of retail area, but has swapped the previously announced hotel space for approximately 140,000 square feet of residential space. This includes 143 studio, one-bedroom, and two-bedroom apartments, a fitness center, communal lounge, multiple outdoor spaces, and on-site parking.

Citi Habitats will serve as the exclusive marketing and leasing representative for the rental component, which is expected to launch by spring 2021. RIPCO has already opened leasing on the property’s 18,000-square-foot retail component.

Sorry, but I have to ask the question – you’re just trolling us at this point, right? I’m completely sympathetic to people who learned English as a second language, but what you wrote makes zero sense. I feel like if you typed whatever you were trying to say into Google Translate in your native language, it would spit out something in English that’s semi-coherent. This syntax is just so far off the mark that it feels kind of intentional. If I’m being an asshole and you really are trying to make a point, maybe try using Google Translate, because what you’re doing now isn’t working.

  2. Amazing what can happen with a reputable architect.

  3. And developers still use Kaufman?

  4. Huge improvement over the previous design.
