Permits have been filed for an 11-story mixed-use building at 86 Warren Street in Tribeca, Manhattan. Located between Greenwich Street and Broadway, the narrow lot is a half block west of the Chambers Street subway station, serviced by the 1, 2, and 3 trains. Paul Taylor under the Warren Street Hotel LLC is listed as the owner behind the applications.

The proposed 135-foot-tall development will yield 55,017 square feet, with 43,987 square feet designated for commercial use and 11,030 square feet for residential space. The building will have 70 hotel rooms, but it’s not clear how many residential units will be included. Previous permit filings in recent years called for 40 apartments with ground-floor retail by developer Solil Management, which still owns the property.

Paul Taylor of Stonehill & Taylor Architects is listed as the architect of record.

Demolition permits have not been filed, but the parking lot business cleared out at the start of the year. An estimated completion date has not been announced.

  2. FYI, it’s between Greenwich and West Broadway, not Broadway.

  3. So another parking lot gone. And where will the new tenants and visitors to the building park their cars?
