LPC Approves Morris Adjmi-Designed Office Development at 3 St. Mark’s Place in the East Village, Manhattan

This week New York City’s Landmarks Preservation Commission granted approval to construct a new mixed-use office building at 3 St. Mark’s Place in the East Village, following repeated proposals from Real Estate Equities Corporation (REEC) and Morris Adjmi Architects. Located on the corner of Third Avenue and St. Mark’s Place, the development caused contention over its proposed alterations to an adjacent historic landmark at 4 Saint Mark’s Place known as Hamilton Holly House.

This most recent iteration includes the transfer of approximately 8,336 square feet of air rights from the landmarked structure. To appease city agencies, REEC agreed to both restore and maintain conditions at Hamilton Holly House, and to reduce upper level setback areas from eight feet to four feet to achieve an arguably more contextual form.

Hamilton Holly House will see the replacement and restoration of its brick façade, street-facing fire escapes, and ground-floor masonry. New additions will include a wooden door, column, and sidelights at the building’s entryway, first-floor metal railing, storefront windows, and ornamental concrete elements at the base of the structure.

The new structure at 3 St. Mark’s Place will comprise eight stories of commercial office space, ground-floor retail, and a single cellar level. Outdoor terraces are now positioned at the building’s fifth, eighth, tenth, and rooftop levels. Within, the building will comprise nearly 54,000 square feet of rentable space.
