New York City-based real estate developer Leser Group recently filed for zoning map amendments to facilitate the construction of a commercial development at 101 Fleet Place, in Downtown Brooklyn. If approved by the New York City Planning Commission, the 14-story office building would comprise 209,354 square feet with anticipated completion by 2021.

Downtown Brooklyn has seen a flurry of new developments following well-funded initiatives to establish a vibrant, multi-use urban center. According to an environmental assessment that accompanied Leser Group’s request for amendments, no significant adverse impacts to existing businesses, employment opportunities, or the environment are expected should the development proceed. The assessment did not measure impact of any indirect effects on community facilities and services, as this is not required for a 100-percent office building.

If zoning amendments are not granted, the developer presented alternate plans to construct a 34-story residential property measuring just under 259,000 square feet. This building would yield 259 units, 25 to 30 percent of which would be designated affordable housing, and a parking structure for 36 vehicles.

  1. Any word on the corner lot on Flatbush in the foreground of the first picture? The car wash has been closed and boarded up for a while. I’m very curious what the potential square footage for that size is.

  2. What will happen to the existing Children’s center at that site? It’s been there a long time.

  3. That area is in extreme need of affordable housing.
