Permits have been filed for a seven-story mixed-use building at 87-67 170th Street in Jamaica, Queens. Located between Hillside Avenue and 88th Avenue, the interior lot is two blocks east of the 169th Street subway station, serviced by the F train. Mirza Rahman under the Kingston Property LLC is listed as the owner behind the applications.

The proposed 72-foot-tall development will yield 20,009 square feet, with 17,216 square feet designated for residential space and 2,793 square feet for commercial space. The building will have 18 residences, most likely condos based on the average unit scope of 956 square feet. The masonry-based structure will also have a cellar, rooftop, and 30-foot-long rear yard.

Lea Vita Ermendi of Angelo Ng & Anthony Ng Architect is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. This area in Queens looks as if it is zoned R3-2 of 2 story mixed commercial and residential use. Surprisingly I can still see the sky and the sun and a relatively nice community absent the high rise blight seen elsewhere. Who ever is reading this needs to be alerted of the precedence that the up zoning change to high density will mean for the neighborhood, most people know what that means. Just look at Flushing in the past few years and especially look to LIC, Bedford Ave BK and in the Bronx all a builders paradise altering once nicely scaled 2 story buildings communities destroyed and never to be seen again. This is not about economic development and construction jobs. This is about altering your community and turning it into a congestion nightmare and getting people out of their homes.

    • The lot is zoned R7X/R6A with a C2-4 commercial overlay which permits apartment buildings with some commercial space.

How come in these Bangladesh neighbor hoods they are taking over all the housing and chasing out people that have been living here for years and where do they get this money from and how they get help from the government so quickly .this is ridiculous and lived at 168 st and moved cause they are very rude and nasty people they don’t have or know what manners is .and one last thing why the f do they have 3 pharmacy’s on one block from 168 to 179 st all Bangladesh owns and cvs rite aid Walgreens right on every 8 blocks .it’s something very illegal going on and the government needs to investigate these people

  4. Well if pharmacy’s are a concern how about having 6 to 8 churches in a span of 2 to 3 block everywhere in Jamaica wtf is up with that…..

  6. all this means is that its going to be a homeless shelter. Every new hotel or inn in east ny brooklyn or queens is actually a homeless shelter being filled up by the city who are paying twice the rate for the rooms.
    What a scam and NYC taxpayers are footing the bill.
