70 Schermerhorn Street Rises Above Street Level in Brooklyn Heights

Construction at 70 Schermerhorn Street in Brooklyn Heights, Brooklyn is now above street level. The 12-story condominium is being designed by Eugene Colberg and developed by Lonicera Partners and Orange Management.

Located on the south side of Schermerhorn Street between Boerum Place and Court Street, the site is situated adjacent to Saints Constantine and Helen Cathedral and a number of old brownstones. The future 125-foot-tall building is being constructed with a reinforced concrete structure and will yield a total of 86,000 square feet. Fifty-nine residential units, each averaging 1,163 square feet, are planned to occupy approximately 68,460 square feet. About 3,000 square feet of retail space will sit on the ground floor.

The main rendering (in the featured image) shows a simple façade design with a grid of narrow vertical windows and a flat roof parapet. The curtain wall appears to utilize a warm color palette of masonry that will go in between the strips of windows that make up the main northern elevation. There also looks to be a landscaped outdoor terrace for one of the units, as well as a full-floor rooftop deck for all residents.

The closest subways are to the north, and include the 2, 3, 4, and 5 trains at Borough Hall and the A, C, F, and R trains at Jay Street—MetroTech.

The simple floor plates could allow the project to top off sometime this summer, while full completion is most likely expected next year.

    70 Schermerhorn isn’t in Brooklyn Heights; it’s in Downtown Brooklyn. Brooklyn Heights is west of Court Street/Cadman Plaza West, north of Atlantic Avenue, and south of the BQE.

  3. Seems oddly inoffensive – unusual in an era where architects and developers seem to strive to create visual blight in the NYC streetscape.
