Permits Filed For 4720 Third Avenue in Belmont, The Bronx

Permits have been recently filed for a new nine-story mixed-use residential and commercial building at 4720 Third Avenue in Belmont, The Bronx. Marin Architects designed the façade alongside Ismael Leyva Architects, as well as all the retail space. Canas Solutions, Inc. is the filing representative while Cactus Holdings, Inc. is the owner of the 35,606-square-foot site. The nearly 190,500-square-foot project sits on a corner lot and is located south of Fordham University. It also sits very close to the Fordham Metro-North train station. The B and D train can be accessed at the Fordham Road subway station, which is only five minutes to the west.

The new structure will be made out of reinforced concrete and yield 159 residential units, averaging just under 1,200 square feet per unit. This would most likely make them apartments. About 60,500 square feet will be dedicated toward commercial space, while the community facilities will take up less than 900 square feet. The new building will rise 63 feet when completed and include enclosed parking for 84 vehicles. There will be an eight-foot front yard, one 20-foot side yard, and a 30-foot long backyard.

A render and completion date for 4720 Third Avenue have not been released and announced yet.

    A new residential at this location should be no shorter than 20-stories. And whats with the details here? A 63 foot 9-story building? Something’s off. And what’s with the front and side yards?

    • Agreed, this is a major destination in the Bronx and should be treated more like a downtown Brooklyn or Court Sq.

    It’s probably 6-7 story, or instead 63′ should be 93′ or 96′ for nine story building. Not necessary “this should be 20 stories at least here”, this is outer Borough, and land here is cheap. You don’t have to built 20 story building here, you can built much efficient low rise, what will be finish sooner and for fraction of money what will be required for high rise!!!

    • It’s not just outer borough v. Manhattan core. The city is trying to promote satellite job centers and Fordham Rd is a major hub in the Bronx. This is probably the busiest pedestrian corridor outside Times Sq/Herald Sq and should get the downtown BK, Court Sq, Flushing treatment. Fordham Rd, the Hub, and 125th St are often forgotten job centers.

  3. Extremely short sighted. In 10-15 years time, there will be highrises in this neighborhood.

  4. If this is owned by cactus, a western beef would probably be the commercial tenant.
