Site Prep Underway For 40-Story Tower at 570 Fulton Street, in Downtown Brooklyn

Yet another residential skyscraper is in the works at 570 Fulton Street in Downtown Brooklyn, and today YIMBY has an update on site progress. The main elevation of the existing three-story, low-rise building is now sitting behind construction netting and scaffolding, and it will soon be demolished to make way for the planned 40-story mixed-use replacement. Hill West Architects is the designer of the project, while David Schwarz of Slate Property Group will develop the structure. Office and retail space is reportedly going to be in the lower section of the 550-foot tall development.

From the main rendering, the design and building massing is visually subdivided into large multi-level sections. Open outdoor terraces, found between the divisions, will most likely be part of the amenities package for residents and office workers. The entire skyscraper will encompass around 210,000 square feet. 12,400 square feet of retail space will span the first two floors while 89,000 square feet will go towards offices above. Instead of the typical massive floor plan layouts seen in Manhattan, these configurations will be designed for smaller local companies.

The residential component will take up about 111,250 square feet, with 139 apartments expected to be created, averaging 800 square feet each. 30 percent of residences will be affordable housing. When completed, the tower will be the tallest on the block and make a substantial addition to the overall Brooklyn skyline.

A completion date for 570 Fulton Street has not been announced yet.

  1. Watching previously underbuilt transit hubs like Downtown Brooklyn, LIC and the blocks west of Penn Station go skyward in the past 15 years has been been fun.

  2. Really. So the board rejection and the long fight for rezoning is over, except there’s no reporting on that anywhere? Sloppy work, YIMBY…

  3. There is no site prep happening, this thing isn’t even approved yet. The netting has been up for a while, but that’s about it. Sloppy reporting indeed.

  4. Maybe these guys should worry about finishing 1 Flatbush before they pile too much onto their plates… Also, isn’t that plot of land incredibly narrow to build something that size?

  5. How does a site zoned for 20 stories turn into 40 stories? What is the point of zoning? Is there anything to do to stop this project. All of my correspondence to appropriate/involved legislators have gone unanswered.
