Morris Adjmi Architects will soon appear before the city’s Landmarks Preservation Commission to propose a new mixed-use development in Greenwich Village, Manhattan. If approved, the existing one-story commercial building at 38 West 8th Street would be replaced by a six-story residential property with ground-floor retail and a small community facility.
As revealed by YIMBY in 2018, the 74-foot tall structure at 38 West 8th Street would yield 43,400 square feet, with 8,150 square feet of commercial area, 33,900 square feet dedicated to residential use, and a 1,300 square foot community facility. Residential area would comprise 26 apartments, averaging about 750 square feet apiece.
Proposals also include facade alterations to the neighboring 177 MacDougal Street, where improvements would include new windows and lintels, restoration of existing masonry, updated signage, and a new entryway.
179 MacDougal Street is a part of the new building, with a different façade expression from the building on 8th Street in order to respond to the context of MacDougal Street.
