Giorgio Armani and SL Green Reveal Expanded Flagship Boutique and New Residential Development at 760 Madison Avenue

In an exciting new partnership, The Armani Group and SL Green will fully redevelop 760 Madison Avenue to include a collection of luxury residences and a new flagship Giorgio Armani boutique.

Located on the corner of Madison Avenue and East 65th Street, the new building will rise 12 stories with a crowning rooftop and terrace areas. The new flagship boutique will occupy the lower levels of the structure. In total, the development will measure about 97,000 square feet.

Above the boutique, the building will house 19 high-end residences with interiors designed and selected by Giorgio Armani. COOKFOX will serve as the project’s architect.

“This special project is an opportunity to design a modern home for the next generation of Armani’s presence on Madison Avenue,” said Rick Cook, principal at COOKFOX. “Our approach is to reinterpret the design sensibility of a classic Madison Avenue building, like The Carlton House at 21 East 61st Street and 45 East 66th Street, to create a contemporary and iconic residence and retail building for both the Upper East Side Historic District and the Armani brand.”

In this regard, COOKFOX carefully reviewed building materials that would reflect the historic streetscape of the surrounding neighborhood. When complete, the building will be clad in limestone and brick, with a series of setback landscaped terraces to create a visual connection to the tree-lined Madison Avenue and Central Park.

Back in 2012, SL Green purchased the building and its land for about $284 million, which also included a neighboring property at 19-21 East 65th St.

  2. Great massing. Odd rounded / open corners. Materials and general detailing more suburban office park than Madison Ave. Use of curtain wall at top stories an awkward, downmarket detracting feature.
