COOKFOX-Designed 41 West 23rd Street Begins to Rise Above Ground in Chelsea

With a very small footprint at ground level, the COOKFOX-designed 41 West 23rd Street is starting to rise above a narrow construction site. The tower will stand 322 feet to its rooftop, totaling 25 stories, and featuring a cantilever in its upper half. Anbau Enterprises is the developer of the project, which previously received approval from the Landmarks Preservation Commission due to its slight cantilever on the eastern elevation.

With a simplistic grid of white stone columns and beams and detailed dark-colored railings for the terraces on every floor, the design is very clean and simplistic. Landscaping will line each of the terraces. The building will have 48 condominiums and four affordable units, and will include 117,140 square feet of space, with 100,350 square feet of residential square footage and another 790 square feet of commercial and retail space on the ground floor.

The site sits not too far from the Flatiron Building and Madison Square Park, located to the east. Subway stops on the R and W trains are also only an avenue’s walk away. The 23rd Street PATH station is to the west on the opposite side, on Sixth Avenue.

A completion date has not been announced yet, but sometime around the latter half of 2020 seems likely for now.

  2. The recessed terraces & illustrated intertwined plantings are both a seemingly effective and an aesthetically pleasing way of helping to buffer the sounds of busy 23rd street traffic.
