Construction Tops-Out For Major Mixed-Use “Bronx Commons” Development in Melrose, The Bronx

Construction has officially topped-out at Bronx Commons, a highly anticipated development that will introduce a mix of affordable housing, a new music hall, retail tenants, and outdoor recreation space. The project is in The Bronx’s Melrose Commons, between East 162nd and ast 163rd streets, on the west side of Elton Avenue.

Developed in collaboration by BFC Partners and the Women’s Housing and Economic Development Corporation (WHEDco), the project is expected to serve as a cultural destination to the surrounding community.

“We are proud to work with WHEDco to deliver much-needed affordable housing and state-of-the-art Bronx Music Hall for performers to continue the rich tradition of cultural activity in the Bronx,” said Donald Capoccia, principal and founder of BFC Partners. “Bronx Commons is one of the most environmentally-friendly projects in the five boroughs, and we’re especially pleased to help raise the bar for sustainability in affordable housing development.”

From WXY Architecture + Urban Design, the new Bronx Music Hall will comprise 14,000 square feet including a 250-set performance venue, additional outdoor performance area, and rehearsal space.

The 12-story residential component is designed by Danois Architects and will contain 305 affordable housing units ranging from studio to three-bedroom layouts. The apartments will primarily serve the formerly homeless, victims and survivors of domestic violence, in addition to low-income households earning between 30-110 percent of the Area Media Income.

Bronx Commons will also include 22,000 square feet of commercial space.

Full completion is expected some time in the fourth quarter of 2019.

  1. This is another building that shortsightedly violates the Port Morris branch right-of-way which one day could very well be used for heavy rail transit. The fact that the row fails to be preserved here is tremendously disappointing and makes the likelihood that the row could be returned for transit use that much less likely.

    • Agreed 100%. I can’t believe the city did not protect the right of way. These two buildings (first was Via Verde) could have been constructed in a way that they did not violate it.
