Permits have been filed for an eight-story mixed-use building at 2111 White Plains Road, in Pelham Gardens, The Bronx. Located between Lydig Avenue and Maran Place, the corner site is situated close to the Bronx Park Expressway. Two blocks north is the Pelham Parkway subway station, serviced by the 2 and 5 trains. Jonathan Sopher, principal at Sopher Real Estate, is listed as the owner behind the applications.

The proposed mixed-use building will have space for residential, commercial and community facilities on the first floor. The large concrete-based structure will yield 104,881 total square feet, with 73,691 square feet allotted to residential use, 30,296 square feet dedicated to commercial space, and 893 square feet for community use. There will be 124 units created, most likely rentals, at an average size of 594 square feet apiece. The 85-foot tall structure will also have 62 off-site parking spaces and a rear yard 32 feet long.

Orli Eshkar Architect is listed as the architect of record.

No demolition permits have been filed as of yet. The estimated completion date has not been announced.

  2. The neighborhood that this site is located in is not the Pelham Gardens neighborhood; it is known as the Pelham Parkway neighborhood. Pelham Gardens begins at Williamsbridge Road ten blocks east.

    Also, there is no such thing as the Bronx Park Expressway; it is the Bronx River Parkway. Please make these corrections.
