Permits have been filed for a 19-story mixed-use building at 2505 Broadway on the Upper West Side of Manhattan. Located between West 93rd and West 94th Streets, the site is two blocks south of the 96th Street subway station serviced by the 1, 2, and 3 trains. The neighborhood is also serviced by the B and C at the 96th Street subway station on Central Park West. Tomer Yogev of Adam America Real Estate is listed as the owner behind the applications.

The concrete building will yield 108,951 square feet, with 85,103 square feet dedicated to residential space. 44 condo units will be created, averaging 1,934 square feet each in the 210-foot tall building. The development will also have 5,493 square feet dedicated to commercial use on the ground floor.

ODA Architecture LPC is listed as the architect of record. The architecture firm recently teamed up with Adam America for the 184-condo tower at 10 Nevins Street in Downtown Brooklyn currently in construction.

Demolition permits of the one story building currently on the site were filed in August of this year. No estimated completion date been announced.

  1. Please pardon me for using your space: I strike on color in details for a 19-story mixed-use building from you. Thank you. (Hello YIMBY)

  2. Interesting; the picture shows a building adjacent to a subway entrance, not 2 blocks south. Wrong picture or wrong info in article?

  3. SOME GREAT ADDITION TO THE NEIGHBORHOOD! IT WILL BRING HUNDREDS MORE RESIDENTS TO COMPETE FOR THE RARE STREET PARKING PLACES THERE, AND WILL BLOCK ALL MORNING LIGHT FROM THE WHOLE BLOCK OF 93RD FROM BROADWAY TO WEST END AVE. IT IS OUT OF SCALE AND OUT OF PLACE THERE. YET ANOTHER EXAMPLE OF DEVELOPER GREED TRUMPING EVERY OTHER CONSIDERATION.
JUST WHAT MANHATTAN NEEDS: ANOTHER INCREASE IN POPULATION DENSITY.

  4. more bad news for the overbuilt UWS

The article is misleading about the distance to the subway. There are two entrances. One btw 93rd and 94th and one btw 95th and 96th.

  6. The IRT subway has entrances at 96th and 94th. The one shown in the pic is at 94 St. Locals are not confused by this.

  7. This seems like it is way UNDER built for such transit-rich location. Should be at least 60 floors/500 units.
