Rezoning Reveals 1340 Blondell Avenue in Westchester Square, The Bronx

Rezoning proposals filed by Blondell Equities have revealed a prospective new 9-story mixed-use building in the Westchester Square neighborhood of The Bronx. The proposed building at 1340 Blondell Avenue would contain rental apartments, retail space, and a community medical facility.

If approved, zoning amendments could spur a flurry of mixed-use residential developments in neighboring tax lots not currently owned by Blondell Equities.

Designed by Aufgang Architects, residential area would measure 206,241 square feet spanning one cellar level up to the 9th floor. The property will yield 227 affordable units plus one apartment for the building’s super.

Ground-level retail area would occupy 19,668 square feet, with a neighboring medical office measuring 2,024 square feet. The developer has also proposed parking areas designed to accommodate 225 vehicles.

Amenity areas were not confirmed in proposal documents.

Following 24 months of construction, the developer anticipates full completion in 2021.

  1. What “environmental conditions” on the main Ave would prevent operable windows on those 2nd & 3rd floors? Subway exhaust or something?

  3. The future tenants are going love the screeching from the Westchester MTA Yard in the rear and 24/7 6 train running along Westchester Avenue. Also, do the developers see or fail to mention there is NY State Psychiatric Facility on Waters Place??? And yes the people in that facility are free to move about the neighborhood. Do we need more people moving into the area? Real Affordable housing does not exist in NYC and these “developers” need to stop throwing that word around in order to build more obnoxious looking building that block light and air.

  4. yes, sebastian, subway yard is directly behind, and noisy too. also Blondell ave shown in rendering is 2x as wide as reality.

  5. How much more do you want to overcrowd an already overcrowded neighborhood. Trying to get around the area lately has become a nightmare because of constant traffic, now imagine if you build this monstrosity. This is just wrong and not fair. Money truly is the route of all evil. Why don’t you build something that can offer jobs to the area instant of crowding. The community and the taxpayer should have rights and say so and not just have to pay taxes just to be ignored. How dare you try to destroy our neighborhood for your profitable gain. I hope this thing doesn’t happen!!!!
