Permits have been filed for a three-story mixed use building at 153-52 76th Road in Kew Gardens Hills, Queens. The only public transit in the neighborhood is buses, and the Jamaica train station, serviced by the LIRR, is two miles away. Hui Chen is listed as behind the applications.
The 28-foot tall structure will yield 39,200 square feet, with 3,825 square feet dedicated to a ground-floor medical facility, and 20,200 square feet for residential use. 22 apartments will be created, averaging 920 square feet apiece, which could mean condominiums or rentals, but in this case, probably means condos. Residents will have parking for 11 bicycles and 26 vehicles.
Tan Architects will be responsible for the design.
The lot is vacant, so construction can start as soon as permits are approved. The estimated completion date has not been announced.
