Renderings Revealed for 40-Story Tower at 570 Fulton Street, Downtown Brooklyn

Two weeks ago, YIMBY reported on plans to build a 40-story mixed-use tower on the wedge-shaped 570 Fulton Street lot in Downtown Brooklyn. Renderings have now surfaced of the proposal, and though they are low in quality, they still reveal quite a lot about the project. The proposition would be a good step forward for Brooklyn’s densification, and the new office space will help ameliorate the Borough’s residential imbalance.

David Schwarz of Slate Property Group will be responsible for the development, with Hill West Architects to lead the design. The tower is right next to the duo’s other project currently rising, 1 Flatbush Avenue.

The proposal is part of a request to amend the zoning regulation to all for a tower that can satisfy new demand in Brooklyn. The 550-foot tall structure will yield 210,000 square feet, with 111,250 square feet dedicated to residential use, 89,900 square feet for offices, and 12,400 square feet for commercial-retail on the first and second floors. Luckily, no space will be taken by parking.

139 apartments will be created, averaging 800 square feet apiece, which could mean rentals or condominiums. According to the developers, 30 percent of the apartments will let as affordable housing. The office floor plates have also been designed to be smaller than the typical office building in Brooklyn, aiming to entice smaller local companies that are hoping to remain within the Borough.

According to proposals, the development would rise 10 stories on Fulton street with above areas set back approximately 10 feet through to the pinnacle. However, if zoning amendments were not approved, the developer would instead pursue a 20-story structure comprising 85,209 square feet of residential space, 10,844 square feet of retail, and 7,700 square feet of mechanical and amenity areas. The modified structure would measure just over 103,000 square feet.

As of now, the development is still under review, and has not received approval. Demolition permits for the existing structure were filed in June.
