Permits have been filed for a new three-story building at the site of the former Angel Guardian Home in Dyker Heights, Brooklyn. The Sisters of Mercy sold the development in December of 2017 for an undisclosed sum of money, Brownstoner reports. Brooklyn-based Basic Groups Corp. is listed as responsible for the design.

The 30-foot tall structure will yield 123,260 square feet of new space, dedicated to residential use. The permit also shows 49,000 square feet will be dedicated to community facility use, which strongly suggests the existing building will be integrated into the future project.

Amenities for the future tenants will include a swimming pool, indoor recreation space within the cellar, and a rooftop terrace. The site is five blocks away from the New Utrecht Avenue subway station, and six blocks from the 62nd Street subway station, serviced by the N and D trains respectively.

At the time Brownstoner reported, the identity of the buyer was totally unknown. Still today, the identity of the company is uncertain, but developer Guan Yu Li is listed as responsible for the project, and he has been responsible for four other small residential projects around Brooklyn. This will be his largest project yet.

Demolition permits have not been filed. The estimated completion date has not been announced.

  2. It’s a shame that there is no plan to re-purpose these structures. There goes the neighborhood.

  3. What’s being demolished, this place is gorgeous?

  4. You would think the neighborhood would be up in arms if the main building is not utilized in some way. It is magnificent and a perfect candidate to be revitalized as housing units. Supposedly the sale by the religious organization was done in secret with no outreach to the community and the developer’s plans also remain a mystery, beyond stating 132 units in 3 story buildings, from their website, obviously not a very good sign for preservation of any kind.
