Permits have been filed for an environmentally-oriented nine-story mixed-use development at 50 Pennsylvania Avenue, in Cypress Hills, Brooklyn. The site is two blocks away from the Alabama Avenue subway station, serviced by the J and Z trains. The Liberty Avenue subway station is also two blocks away, serviced by the C train. Pennrose is listed as behind the applications.

The 94-foot tall structure will yield 211,400 square feet, with 156,540 square feet dedicated to residential use, and 22,260 square feet for commercial use. 218 apartments will be created, averaging 718 square feet apiece, indicating rentals. Residents will have recreation space, amenities on the second floor, a lobby, laundry, fitness center, and storage space for 109 bicycles and 15 vehicles. Neighbors will benefit from a fresh food store and retail shops on the ground level.

The building will include a ‘passive’ exterior recreation space on the second floor and solar panels on the rooftop. The specific word choice in the permit is evidence that the building could be made to passive energy standards, prioritizing energy efficiency through smarter design.

Dattner Architects will be responsible for the design.

Demolition permits have not been filed, and the estimated completion date has not been announced.

    That’s not Cypress Hills.

    • Dear Cypress Resident,

Though it’s on the border, this building is in fact in Cypress Hills. Atlantic Ave, for the most part, serves as the border between Cypress Hills and East New York.
You can check the NYC’s website to see exactly where the borders are located.
