Permits have been filed for a six-story mixed-use building at 312 97th Street at Bay Ridge, Brooklyn. The site is four blocks away from the Bay Ridge 95th Street subway station, end of the line for the R trains. Three blocks away is the Shore Road Park and Parkway, with views of the Verrazano-Narrows Bridge. Vladimir Slobodyansky is listed as behind the applications.

The 65-foot tall structure will yield 37,000 square feet, with 12,800 square feet dedicated to ground floor retail, 5,300 square feet dedicated to a ground-floor medical facility, and 16,560 square feet dedicated to residential use. 15 units will be created, averaging 1,100 square feet apiece, indicating condominiums. Residents will have a lobby, parking for eight bicycles and fifteen vehicles, and private terraces.

Rybak Architects will be responsible for the design.

The lot is vacant, meaning construction can begin as soon as permits are approved, which will likely take three to six months. The estimated completion date has not been announced.
