New Permits Filed for 376-378 Flushing Avenue, Bedford-Stuyvesant, Brooklyn

Permits have been filed for two eight-story mixed-use buildings at 376 and 378 Flushing Avenue in Bedford Stuyvesant, Brooklyn. The site is right on the border with Williamsburg. The Flushing Avenue subway station, serviced by the G train, is nine blocks away. Manhattan-based Riverside Developers USA is behind the applications.

The lot is also just a few blocks away from the Brooklyn Navy Yard, where redevelopment is adding a substantial quantity of office space.

The 75-foot tall structures will yield 161,700 square feet dedicated to residential use, and 11,060 square feet for commercial use, likely retail. 142 units will be created, averaging 1,140 square feet apiece, indicating condominiums.

Previous plans had been announced for the site by the same developer, and Community Board Three rejected that iteration back in 2016. The original plan called for 296 rental units, thirty percent of which would have been rented out at below-market rates to families making 80 percent of the area median income. It was rejected after the board suggested renting 25% out at below 60 percent AMI.

Salamon Engineering Group is listed as responsible for the design.

Demolition permits were filed in April 2017. The estimated completion date has not been announced.
