New 40-Story Tower Proposed at 570 Fulton Street, Downtown Brooklyn

A new 40-story, mixed-use building could sprout from a wedge-shaped lot in Downtown, Brooklyn, pending approval from the NYC Department of City Planning. Zoning amendments would be required for construction to begin.

The property is under development by David Schwarz for Slate Property Group d/b/a 570 Fulton Property, LLC. Hill West Architects has most likely been tapped for design of the proposed building.

Located at 570 Fulton Street, the building would contain 139 residential units measuring a total 111,249 square feet. Residences would span floors 18 through 40 with amenities positioned on the 17th floor. Office space would occupy floors three through 16 and comprise 89,846 square feet. Finally, retail components on the ground flood and second level would comprise 12,433 square feet.

The building would not include parking accommodations.

According to proposals, the development would rise 10 stories on Fulton street with above areas set back approximately 10 feet through to the pinnacle. However, if zoning amendments were not approved, the developer would instead pursue a 20-story structure comprising 85,209 square feet of residential space, 10,844 square feet of retail, and 7,700 square feet of mechanical and amenity areas. The modified structure would measure just over 103,000 square feet.

    • Brooklyn and its many unique neighborhoods was just fine before being invaded by rapacious real estate developers.
      So please don’t call it the Brooklyn renaissance.
      Instead call it the Manhattan-ization of Brooklyn.
      Which is not a positive term in my opinion.
      The rape of Brooklyn continues!
