Redevelopment of DUMBO’s 29 Jay Street Seeks LPC and Zoning Approvals

Developer Forman Ferry has proposed redeveloping an existing two-story structure with a new 11-story commercial office building with ground floor retail. Located at 29 Jay Street in the DUMBO Historic District, the project would require approvals from both the Landmark Preservation Commission and the City Planning Department to proceed. The agencies will specifically review the 150-foot proposed height of the building, which requires new zoning amendments, and how the exterior facade would impact the existing aesthetic of the surrounding neighborhood.

The new building would comprise 212,710 square feet of office floor area, 12,225 square feet of ground floor retail, and parking accommodations for a total of 45 vehicles. One loading dock would also be provided at the easternmost edge of the proposed project’s Plymouth Street frontage.

If approvals are not secured, the proposed project would be redeveloped as-of-right with a 145ft tall residential building comprising 141 dwelling units, 15,164sf of retail area, and a 45-vehicle parking accommodations. However, according to an Environmental Assessment Statement prepared by Philip Habib & Associates, the site does not contain significant archaeological resources or artifacts, and therefore, poses no potential adverse impacts to the historic district.

    Looks really nice. But i think its will need residential commercial cleaning.

  4. I read this lot was sold in March 2020. Is this project cancelled?
