Permits have been filed for a seven-story mixed-use building at 91-09 Roosevelt Avenue in Jackson Heights, Queens. The site is two blocks away from the 90th Street Elmhurst Avenue subway station, serviced by the 7 train. Ron Cohen of Mastic Management LLC is listed as the developer.

The 75-foot tall structure will yield 114,670 square feet, with 15,390 square feet dedicated to commercial use, 16,900 square feet for an unspecified community facility, and 59,170 square feet for residential use. 100 parking spaces will be included on site, servicing the whole building. 150 apartments will result, averaging 400 square feet apiece, indicating rental or possibly hotel use. Residents would benefit from a lobby, laundry room, bicycle storage, and an open roof.

Gerald Caliendo Architects will be responsible for the design.

Demolition permits for the existing single-story structure were filed in 2016. The estimated completion date has not been announced.

  2. Can you clarify what you mean when you say “possibly hotel use”? Wouldn’t a building need a different permit if the application is for a hotel? And if it’s not a hotel, how would it be “hotel use?”?

      Yes, the average unit size is very unusual even for rental use. I have only ever seen that size for hotels, so I see a chance for them to petition a change in zoning.
