Permits have been filed for a twelve-story mixed-use building at 1661 Westchester Avenue, in the Soundview neighborhood of The Bronx. The site is two blocks away from the Morrison Avenue-Soundview subway station, serviced by the 6 trains. Not-for-profit Phipps Houses have partnered with Acacia Network for the development. Their mission has been to provide children, youth, and families that live in low-income neighborhoods with rental housing accompanied by support to help tenants thrive through comprehensive education and career programs, as well as facilitating access to community services.

The 124-foot tall structure will yield 219,550 square feet within, with 201,500 square feet dedicated to residential use, 13,350 square feet for commercial use, and 4,700 square feet for an unspecified community facility on the ground floor.

249 apartments will be created, averaging 809 square feet apiece. The cellar will be equipped with 125 bicycle parking spaces, storage, and workshop. The first floor will have a lobby and package room. The eleventh floor appears to be a dedicated amenities space, with indoor-outdoors recreational space, a computer room, fitness center, and children’s playroom.

Dattner Architects will be responsible for the design.

While most of the lot is empty, there is one structure at the edge of the site, meaning they will have to file demolition permits, which has not yet occurred. The estimated completion date has not been announced.

  2. Phipps Houses and Dattner are on a roll. Great location. Very close to the subway station, will be about 320 feet from the edge of the platform.

    This is the kind of construction we need adjacent to the subway lines in the outer boroughs.
