220 Central Park South Begins Losing Prominence As Exterior Work Nears Completion

Among New York City’s current skyscrapers under construction, none comes closer to supertall status without actually reaching it than 220 Central Park South, which stands 950 feet to its rooftop. Despite imminent overshadowing by Central Park Tower, which will rise 600 feet taller, it is still an impressive addition to the Midtown Manhattan skyline. Today, YIMBY has an update on exterior progress, which is nearing completion, even as the building’s actual prominence is already on the decline.

Designed by Robert A.M. Stern Architects, the Alabama Silver Shadow limestone-clad building is nearly complete. Most of the façade has been installed, except for the massive penthouse windows near its peak, and the area around the construction hoist.

The building’s 950 feet comprises 70 floors in all, and will yield 116 condominiums within. The tower has made quite a splash on the market, with reports of a three-floor unit being eyed for $200 million.

The building also has an extension onto Central Park South itself. ‘The Villas’ is a 14-story annex, consisting of 13 enormous units expected to sell for extraordinary amounts. One $80 million duplex has hit the market. It will yield 8,000 square feet with six bedrooms, seven bathrooms, and an incredible 2,000 square feet of outdoor space.

Building permits list 35 parking spaces, as well as capacity to store 62 bicycles. Amenities will include a fitness center, weight room, juice bar, swimming pool, squash court, basketball court, golf simulator, library, dining rooms, meeting rooms, a second-floor terrace, and a screening room. A 409-square foot retail space will also be included on the first floor.

Vornado Realty Trust is responsible for the development, with SLCE Architects listed as the architect of record. Completion is expected later this year.

  2. I’d rather live in a Robert A. M. Stern less “prominent” tower directly fronting CPS than a glass box vying for “prominence” behind CPS. The only unfortunate thing is the juxtaposition of the two towers combining to form one large mass as opposed to viewing each separately from many vantage points. Oh, and quite a few of Central Park Tower’s units will have their views impacted by 220’s prominence directly in front of them.

    There have been several versions for the crown design of this building, and they thankfully got it right. The shadows these two towers will cast on Central Park is a pity. The era of tax-shelter housing for billionaires will hopefully end before ever more darkness envelops the riff-raff below.

    220 cps surely has had an enormous effect on the other cps…and may have structured all the elevators and internal hvac and piping to the side facing the 220, and directing all the residences toward the opposite side away from 220. Its so weird , I was unaware that 220 cps was even being built anew and not an original super skinny mega tall, like the OG, NYC super-skinny. But after reading about all the new towers for the past couple years, I just now heard of 220 cps !!! The terracotta cladding I guess turned off the media against (literally) the glass Nordstrom CPS, and the others, alike.
