Construction is moving along for the 22-story residential building at 511 East 86th Street, on the Upper East Side of Manhattan. The project is in Yorkville, and is just two avenues away from the brand new 86th Street Subway Station, serviced by the Q trains. Sky Management is responsible for the development.

A local tipster provided photographs of the site and the posted rendering. Arquitectonica is responsible for the design. The façade juxtaposes black and cream-white panels, with a cantilevered front allowing for five sizable terraces on the upper floors.

Permits for the 235-foot tall structure were filed in April 2017. The site will yield 133,930 square feet of space, creating 139 apartments. Units will average 734 square feet, indicating rentals.

Nearly 5,000 square feet of ground-floor retail space will be available. Tenants will have access to a lobby, kids playroom, storage space, storage for 71 bicycles, and an open roof deck recreational area.

According to The Real Deal, EP engineering joined the project to influence the design towards making it passive housing, an environmentally conscious style. Thanks to this, the building will consume just 20% of the energy relative to similar structures.

Four townhouses were demolished to make space for the high-rise. Completion is expected in January of 2020.
