Permits have been filed for a two-story commercial building at 821 Surf Avenue, in Coney Island, Brooklyn. The site is a block east of Luna Park, and a block west of the West 8th Street NY Aquarium Subway Station, serviced by the F and Q trains. Brighton Beach-based Aqua Plaza LLC and Pye Properties will be responsible for the development.

The 28-foot tall structure will yield 14,170 square feet of space, with 12,890 square feet dedicated to commercial use. The site will have open parking with capacity for eleven vehicles. The developers are planning to have the structure be used as an eating or drinking establishment extending to both floors, without outdoor table service or space dedicated to live music. An indoor amusement arcade will be created on the second floor, connected to a rooftop terrace.

RSLN Architecture will be responsible for the design.

The lot is currently empty, and being right next to a subway stop and the park, would fill in a majorly underutilized gap in the neighborhood. The estimated completion date has not been announced.

  2. WHY is this not a high rise? It makes zero sense…

  3. Missed opportunity for this to have been a arcade with a huge VR gaming floor. Nothing like it around, and it would bring a good deal of business I feel.
