New pre-filings have been submitted for 30 Kent Street/13 Greenpoint Avenue in the Greenpoint neighborhood of Brooklyn. YIMBY previously reported on the status of the project which, until recently, was known as 26 Kent Street, and will rise on the booming Brooklyn waterfront. The project has been underway since 2016, and is now seemingly closer than ever to becoming a reality.

With a new name also comes new information. The biggest change to the project is that it has grown by 19,020 square feet; up from 72,950 square feet to 91,970 square feet. That bigger space is still set to be divided amongst 11 stories rising 116 feet in the air.

57,233 square feet of that space will be dedicated to residential use in the form of 80 units. With an average size of 715 square feet, rentals are likely. The project is also going to have 3,330 square feet of commercial space, presumably on its ground floor. 37 parking spaces will also be available onsite.

The Kent Street site has Transmitter Park as a neighbor, allowing permanently unobstructed views of the East River harbor and Manhattan skyline alike. With the Greenpoint Avenue subway station only 2 blocks east, residents will also have access to the G train and connection to the L train, which offers imminently annually intermittent service to Manhattan.

Designed by Kutnicki Bernstein Architects, the project is in keeping with Greenpoint’s current and future structural fabric. No completion date has been announced, but sometime in 2020 would be a good estimate.
