Demolition permits have been filed for several three-story structures along Fourth Avenue, a commercial thoroughfare right on the border between Park Slope and Boerum Hill, in Brooklyn. 122 Fourth Avenue and 601 Baltic Street are now destined for demolition. Both projects are under the leadership of the architect and real estate developer Hal Einhorn, of Einhorn Development Group.

The two sites are a few doors down from Common’s Baltic Building at 595 Baltic Street, a nine-story residential building with 70 apartments, developed by Adam America.

Right across the street is JDS Development’s 613 Baltic Street, an 11-story residential building with 44 units, designed by VOA Architecture. The Atlantic-Barclays Center Subway Station is six blocks away, serviced by the 2, 3, 4, 5, B, D, N, Q, R, and W trains.

Permits have not been filed yet for a new building, and it’s unclear which architect will be designing the project.

  1. Please pardon me for using your space: Engine and engineer must come together, for the reasons that’s on construction.

  2. 4th Avenue is one of the biggest planning disasters in New York City. I have no argument with greater density. But all we’ve seen here are ugly buildings with no relationship to one another or the overall streetscape. Many have HVAC systems on the ground floor. Where’s the retail? Where are the restaurants? Where is the street beautification? There was an opportunity to create a grand new commercial and residential avenue in the center of Brooklyn and it’s been totally squandered.
