Permits have been filed by an anonymous LLC for a four-story residential building at 701 Lafayette Avenue, in Bedford-Stuyvesant, Brooklyn. The location is three blocks east of the Nostrand Avenue Subway Station, serviced by the G trains. The project is one of three conjoined sites, with IMC Architecture responsible for all three facades, and the buildings on 701 and 703.

The developer responsible for 705 Lafayette, Next Door Realty, was impressed by what he saw for the two buildings IMC designed next-door, and wished to replicate their aesthetic. Banji Awosika Architect is responsible for the rest of the design for 705. The three buildings are seamlessly united, creating a uniform look similar to the traditional Brooklyn townhouse, but with the modern touch of clean lines and expansive windows.

The three 50-foot tall structures will yield a combined 16,670 square feet of space. The 24 apartments created will average 695 square feet apiece, indicating rentals. A fifth-floor penthouse and rooftop spaces will also be included, as will six privates terraces at the front of the building.

YIMBY reported on the permits filed for 703 Lafayette Avenue two years ago. Demolition permits were filed for the existing two-story structure on 701 in November 2014. Demolition permits for 705 Lafayette were filed in August of 2017.

As long as nothing happens on the “landmarked” “Stuyvesant heights” blocks he wouldn’t care who move into those apartments.
