Permits have been filed for two lots at 643 and 645 5th Avenue, in South Slope, Brooklyn. Developer Ranco Capital LLC hopes to create two mixed-use buildings, rising four and six floors respectively. The location is just blocks from the scenic Greenwood Cemetery, and surrounded by commercial retail. The nearest subway station, 25th Street, is a half-mile away, and serviced by the D, N, R, and W trains.

643 5th Avenue will be four stories tall, rise to a height of 56 feet, and yield 5,400 square feet. 5,050 square feet will be dedicated to residential use, and 350 square feet will be dedicated to commercial retail use. The seven dwelling units will be 721 square feet apiece, which could indicate rental or condominiums. Plans include a rooftop penthouse.

645 5th Avenue will be six stories tall, rise to a height of 68 feet, and yield 9,450 square feet. 9,000 square feet will be dedicated to residential use, and 450 square feet will be dedicated to commercial retail use. Nine residencies will be 1,000 square feet apiece, indicating condominiums.

Jeffrey Sandor Orling Architects will be responsible for the design.

A previous design was submitted for the site in 2016, including an ARC Architecture and Design rendering.

The estimated completion date hasn’t been announced, and demolition permits were filed in late October.

  2. There is a stop on 15 st (Prospect) and 4th avenue which is more closer. Does this stop no longer exist?

  3. Three blocks from the Prospect Avenue (R) train stop. FYI: the (W) train does not go to Brooklyn and the (D) and (N) only stop at local stations late night.
