Permits have been filed for a new three-story mixed-use structure in Crown Heights, Brooklyn. An anonymous LLC filed the applications for 253 Empire Boulevard, which borders an active commercial strip along Rogers Avenue. The building will be just a block away from the Sterling Station, serviced by the 2 and 5 trains. The site used to be a single-story laundry superstore with parking, but has been left unoccupied for several years.

The new 40-foot tall structure will total 45,300 square feet, with 10,800 square feet for residential use, 7,000 square feet for commercial use, and 5,750 square feet to be occupied by a community facility. The development will produce 16 living spaces, with five on the second floor and eleven on the third, at an average 675 square feet per unit, which strongly suggests rental apartments. Tenants will have access to a rooftop terrace. They will also have a laundry room, two recreation rooms below ground, a lobby, area to store up to 41 bicycles, and a pet spa.

The retail and the community facility’s lobby will be located on the ground floor, but most of the community facility will be situated on the second floor. There will be 65 parking spaces constructed below ground.

Manhattan-based Fischer Makooi Architect, PLLC, will be responsible for the design, and demolition permits for the existing structure were filed in early June of this year.

  3. 65 parking spaces for 16 apartments, a store and a doctor’s office? That sounds like a typo.

    The lot itself is only about 9,400 sq ft in area, and the size of a typical parking space ranges from 130 sq ft (8′ x 16′) to 160 sq ft (9′ x 18′).

    Unless they’re building two levels of underground parking, the math doesn’t pencil out:
    130 sq ft x 65 spaces = 8,450 sq ft (leaving insufficient room for vehicle aisles)
    160 sq ft x 65 spaces = 10,400 sq ft (you’d definitely need two levels, since this is bigger than the lot area)

    And I’m guessing it’s the zoning, but three stories? How often do you see new short buildings?
